ABOUT GOLDEN GATE ESTATES

As a homeowner, you will not face any community restrictions or association fees, and two large animals are allowed per acre. Such animals may also include llamas, horses, alpacas, ostriches and others. Homes in Golden Gate Estates reside on a minimum of one acre and the area often draws families with children. Prices in Golden Gate Estates range from around the $70s to several millions. You can be at Naples beaches within twenty minutes to forty-five minutes, depending on location.

Golden Gate Estates was originally purchased by the Gulf American Land Corporation in 1950. They acquired 177 square miles and buyers were shown properties by plane.
 
Golden Gate Estates boasts many amenities including public and semi-public golf courses. Only seven miles east from I-75 you will find the public Valencia golf course that attracts all skill levels. Forest Glen is a challenging course for all skill levels that also offers tennis, fitness and other activities. Cedar Hammock is a newer 18-hole Championship course with a beatiful Clubhouse and many other amenities. Arrowhead golf is a semi-private 18-hole course featuring a restaurant and bar. Golden Gate Country Club is located on Golden Gate Parkway and is very close to the downtown area of Naples. In addition, you can make use of the library and general store nearby. For outdoor recreation look to Picayune Strand State Forest, Sabal Palm Hiking Trail, Collier-Seminole State Forest and Belle Meade which offer horseback riding and walking trails.
 
For homes on lots which hold more value, look to western areas that are closer to the downtown areas of Naples and the nearby beaches. The more west the property is located, the higher its value today. Homes in Golden Gate Estates are generally on well water and septic systems, streets have no sidewalks and minimal streetlights. Roads form a grid pattern with most ending at a canal. However, the area showcases some magnificent luxury homes with gated entries to the property as well as estate-sized equestrian properties. Other residents enjoy the country lifestyle with an array of animals.
 
If you want to purchase a lot in the Golden Gate Estates area, you must understand the difference between the parcels and their respective location. For smaller and less expensive lots for sale, you will want to go further east, as this is where the majority of lots are available for sale. The smallest lots are going to be narrow and rectangular in shape and are aptly named "Band Aid" lots. These are 75 ft. wide (1.14 acres) and 150 ft. to 660 ft. long. This area is more remote and further removed from Naples and other services such as gas stations, shops and the beaches.

If you want your property to have more value in today's market, you may want to consider a larger lot located toward the west. Here lot sizes are also larger, and you will find many that are at least 2.25 acres in size, and the most common lot size in Golden Gate Estates. Many homes reside on ten acres or more. This area constitutes the Logan, Weber, Oaks Boulevard and Livingston Road areas.

Much larger parcels of five to ten acres in size are mostly west and east of Collier Boulevard or SR 951 from Immokalee to Davis Boulevard, and over to Livingston Road and off Pine Ridge Road in Naples FL. Vacant land has caused builders to showcase model homes where as a buyer you can purchase a more affordable property that is not remote from Naples. You have an array of new homes for sale which range in price from below $200,000 to over $1M. 
  
Golden Gate Estates may also offer you short sales or foreclosures on properties. 
 
Golden Gate Estates is a sought after community by those who look for privacy and space.  If you are going to reside in this area, understand that wetlands make up approximately 50% of the land, so if you wish to build, you will have to seek special permitting. There are no restrictions on home size, but additional detached structures such as guest homes, barns, etc. are not allowed on these wetland areas.

Wetland lots have adjoining uplands and together they provide habitat for many plant and animal species, and since you can only build on the upland portion of any lot, you will not require an Environmental Resource Permit or ERP before beginning any type of construction.

We have partner relationships with various environmental consultants who can help you determine the best construction for your lot. If you use mitigation in order to offset any use of the wetlands for your construction project, certain permits may or may not require you to engage in wetlands mitigation banking, a process to create wetlands in another area of the size that you have impacted. This is done in order to protect the endangered wetlands which are valuable to our ecosystem.
